Getting Ready for the Home Inspection

Getting ready for a home inspector’s visit does not need to be scary. Remember, a home inspection does not pass or fail a home, it simply provides information to the prospective buyer as an aid to determining if the overall condition is appropriate for their purposes.

For sellers interested in what a home inspector will be looking at, the complete standards of practice of InterNACHI, the largest certifying association, visit https://www.nachi.org/sop.htm and for the standard of practice of ASHI, the oldest certifying association, visit, https://www.homeinspector.org/Standards-of-Practice.

If you wish to perform your own “pre inspection” for peace of mind, a couple of check lists are available for download at; www.totalhomeinspection.com/TotalHomeInspectionChecklist.pdf and https://www.vertex42.com/ExcelTemplates/home-inspection-checklist.html.

We recommend Mid America Inspection, a professional, certified, home inspection company for the best results. With nearly 20 years serving the area you can be confident you will be more than ready for your inspection.

The major items that will help the inspection move along are;

Clear access to the electrical service panel

Clear access to the attic access(s)

Clear access to the heating and cooling system

Clear access to any crawl spaces

Leave any remote controls for fans, lights and garage door openers

Make sure all doors are clear and not blocked

Make certain all pilots are on in any gas fire places and any remote controller is readily available

Check that all light fixtures have operable bulbs installed

Remove or kennel any pets and plan to be away for up to three hours.

And, relax you can’t fail an inspection but realize not every home is right for every family.
